Why Don't Homes Sell Right Away, 
And Who's to Blame?
1. The House is overpriced.
Plain and simple, you're asking too much for it based on the neighborhood and comparable home sales in your neighborhood. Time to visit the Tax Assessor's office and do some research.
2. You're not home to answer calls or show the house on very short notice.
Cell phones are great, but that doesn't help you when you are at work or not at home. Also, out-of-state property owners will have similar challenges in showing the property. That's why people give up selling the house on their own, and end up paying a hefty real estate commission to an agent who can open their lockbox.
3. Unrealistic expectations of selling.
Sure, you've lived in the house for 20 years, but there is now an emotional attachment that doesn't always equate with fair market value. Bottom line... the buyer doesn't care about all the memories you had in your home.
4. The house is not ready for sale.
Two words: Curb Appeal. Junked cars and clutter and that big dog barking at every car driving by need to be attended to. A fresh coat of paint and a garbage dumpster can more than pay for themselves.
5. Homeowner not prepared to go through the financing period.
People purchasing For Sale By Owner homes are looking for creative financing deals, and the people selling them are also trying to do the same thing, but they often times don't speak each others' language. Somebody need to get them on the same page.
6. Procrastination stops homes from selling.
